The following projects are public hearing items:

6. Provenance Preliminary Plat and Preliminary PUD Development Plan, PZR 2013 10A, B, C, Senior Planner Don Burchett

Location: Southeast corner of State Highway 66 and Sundance Drive

Purpose: A proposed preliminary plat and PUD development plan on 76 acres for 226 single family homes.

PZ: P/Z is the Decision Making Body and the P/Z’s action is final unless appealed within 7 days. If appealed, the City Council will review the appeal within 60 days of the appeal. This is a quasi-judicial proceeding.

Attachment 7 - Part 3

Location: Bounded generally by South Pratt Parkway on the west, 2nd Avenue on the north, Emery on the east, and the St. Vrain River on the south.

Purpose: A proposal to rezone 103 acres of land from Mixed Industrial (MI) to Mixed Use (MU) and 2 acres of Mixed Industrial (MI) to Public (P) with subareas designated as Transit Core, Commercial Core and Transitional. The proposal would allow for the implementation of the recommendations of the First and Main Station Area Plan that the City Council approved in the spring of 2012.

PZ: PZ makes a recommendation to the City Council who is the Decision Making Body on this application. The application has elements which
are both legislative and quasi-judicial elements and as such, should be treated as a quasi-judicial proceeding
