Community Housing Program (development of affordable housing) - This program builds
new affordable properties in Longmont through the mechanism of Inclusionary Zoning. The City
of Longmont's Land Development requires housing developers to set aside 10% of the housing units
in all new developments as affordable
housing. The affordable for-sale units are made available through pre-determined sales prices to households at or below
80% of the Area Median Income (AMI). The units will remain affordable for a predetermined
period of time, minimum of 10 years, through deed restrictions and covenant agreements. Rental units
(if provided under an annexation agreement only) must be affordable to households at or below 50% of AMI through set rents for at least 20
years, and cannot be sold within that time period
unless the purchaser agrees to honor the rest of the period of affordability.
Additionally, the developer may seek alternative methods to meet the affordable
housing requirements as allowed in the Longmont Municipal code (15.05.220).
When building affordable units, a developer/builder may qualify for the Fee
Reduction Program.

Fee Reduction Program - The Fee Reduction Program
is offered by the City of Longmont to address the need for affordable housing
by providing incentives for the private sector to undertake this type of housing
construction. A housing project may qualify for up to 75% of certain construction
fees to be reduced to help offset some of the production costs of providing

Housing Incentive Program - A variety of additional affordable housing
incentives may be granted to qualifying projects meeting the Housing Incentive
Program criteria. They can include:
- an expedited Plan Review process
- Water and wastewater system fees offset
- Soil amendment rebate
- variances for design standards
